Job Description:

The Assistant Director of Custodial Services oversees the day-to-day operations of the University Custodial Services Department.
The Assistant Director of Custodial Services reports to Director of Facilities Management and Safety.
• Ensures productivity of staff with broad discretion to schedule employees for efficacy as related to assigned work.
• Accountable for evaluating, training, performance management, coaching, mentoring and technical expertise of custodial managers and employees.
• Manages second and third shift Custodial Services Managers and maintains records and data entry related to payroll for assigned employees.
• Coordinates the acquisition of supplies and materials to complete work activities via shop stock, warehouse, storeroom and/or local suppliers.
• Complies with all laws, University policies and procedures, safety regulations and Collective Bargaining agreement.
• Represent Facility Management’s interests in building and utility infrastructure matters with senior administrators, faculty, union officials, governmental officials, regulators, contractors, architects, engineers, project managers, and others.
• Develop shop work and safety rules specific to area supervised and assist in development of departmental policies and procedures.
• Assist and cooperate/team with other members of the Facilities Management and Safety and the University as needed.
• Perform other duties as assigned by higher level management and serves as duty officer/technical support on a scheduled basis to handle after hour emergency situations.
• Inspects facilities for needed work, reviews work orders, takes customer complaints, and other requests for service with goal of providing quality customer service campus-wide.

1. Lead and Supervise the custodial services team.
a. Display leadership that results in teamwork, customer focus, innovation, and continuous process improvement within their organization.
b. Inspects facilities for performance of custodial work, address shortfalls in service, takes customer complaints and requests for service with goal of providing quality customer service campus-wide.
c. Oversees and manages budget to ensure team operates within allocated resources.
d. Ensures productivity of staff with broad discretion to schedule employees for efficacy as related to assigned work.
e. Represent Facility Management’s interests in building matters with senior administrators, faculty, union officials, governmental officials, regulators, contractors, architects, engineers, project managers, and others.
f. Develop, review, and revise work and safety rules specific to University Custodial Services and assist in development. departmental policies and procedures.
g. Serves as duty officer/technical support on a scheduled basis to handle after hour emergency situations.
2. Work loading, scheduling and quality control.
a. Review/Edit/Create Custodial Service Level Agreements for all of campus customers.
b. Develop and implement appropriate workloads for existing and new facilities based on Service Level Agreements.
c. Review and recommend maintenance supply and equipment purchases to ensure efficient custodial operations.
d. Accountable for use of Computerized Maintenance Management System, within the department’s approved procedures and processes.
e. Responsible for developing and implementing a Quality Control program based on Service Level agreements and department tasks and procedures.
3. Communications
a. Effectively manage internal and external communications with other members of Facilities Management and Safety, customers, vendors, and custodians for scheduled in-house and contract work.
4. Personnel Matters
a. Assist the Director in ensuring policies, procedures and labor contracts are followed.
b. Reviews labor grievances and assists the Director in grievance hearings and responses. Assists director in conducting pre-investigatory and pre-disciplinary hearings for the department.
c. Assists Director in performance management of administrative staff.

Successful candidate should possess a valid driver’s license in the continental US.

Job Requirements:

 

• Associate’s degree, vocational or technical school degree in Business Administration, Communication Studies or similar
• More than 8 years extensive knowledge and experience in the management of custodial service systems in a campus, University or similar setting.

An equivalent combination of education and experience may also be considered.
